How to apply at The Oaks
Three steps: see a home, choose it, apply online. The fees and the screening are all here, so nothing waits to surprise you at the end.
The steps
- Tour. Use the Book a Tour button on any page, or call 515-895-4020 and a person answers. Tours are in person; walk the home and the property first.
- Pick a home on the availability page, which lists every open unit live from our management system with its real price.
- Apply online from that unit's listing. It takes a few steps.
Fees, deposit and screening
- $40 application fee for each adult applying.
- Security deposit: $350.
- Income: at least three times the monthly rent, with six months of history and documentation.
- Rental history: consistent history and references. An eviction filed in the last two years is an automatic denial; older ones get a manual review.
- Background: a criminal background check, reviewed case by case.
- A few homes add a credit check; if yours does, the listing states it. 650 and up meets it, 550 to 649 gets a manual review, below 550 does not qualify.
- Renters insurance: a liability policy with at least $100,000 in coverage is required.
- Cats and small dogs are welcome with current vaccination records; expect a pet deposit plus a monthly pet fee.
Applications process in two to four business days. Once you are approved, you have 48 hours to place the deposit that holds your home. The same criteria are on the FAQ, from Kouri Management's published standards.
After you move in
Rent is paid and maintenance is requested online through the resident portal. The Oaks is renovated one- and two-bedroom apartments, one bath, with a new kitchen, a redone bath, new flooring and fresh paint, and a stove and refrigerator in every home; select homes add a washer and dryer in the unit. What does it take to qualify at The Oaks?

Do I need renters insurance?
Yes, a liability policy with at least $100,000 in coverage. Ask the leasing team what the property's policy costs if you do not have your own.
